so, the buyers stated that the HVAC system could not be inspected because it was too dirty, so they demanded that we pay for a certified person to come out and clean it and do any repairs. Did I mention that the contract we signed clearly states that buyer will pay for all inspections and they can not request repairs on disclosures (we disclosed that the AC had coolant issues and needed to be charged twice last summer)? So, we hire a company to go out there today and take care of the cleaning, and their report was "both indoor and outdoor coils already clean"

are you talking directly to them or through your agents? There has to be something getting lost in translation here.

the demands were written out on the contract after the inspection. I don't know if they wrote it or not. We had offered $500 to fix two windows that they said had a broken seal and the roof which they said needed 6 new roof vents-- and now they are saying it's not enough.

Maybe it's time to walk away. You don't want to be sued after the fact and it sounds like those kind of people. Is this headache worth it?

at least now you have the proof of cleanliness to offer other people :/
